PBEL CITY




PBEL India, the Hyderabad-based new-age property developer, has announced a technical tie-up with Larsen & Toubro Ltd for the construction of PBEL City which will boast more than 2,000 apartments spanning over 47 lakh sq. ft area in the City of Charminar.


PBEL City, located near AP Police Academy Junction and on second ORR exit in Rajendranagar Mandal, will be a fully-contained township of 13 residential and two commercial towers. Each tower will be 19 storey high with 12 flats at each level. The total turnkey project is valued at Rs 552 crore, one of the largest ever in Hyderabad.


"L&T is known as builders to the nation and who better then them to build one of the most prestigious projects of Hyderabad? We are very happy to award this project to them and are confident that they will give perfect shape to our vision," Anand Reddy, Executive Director, PBEL India, told newspersons recently.


A.L. Sekar, Head - Residential Business Unit, L&T, had this to say: "PBEL City is poised to be a landmark project for Hyderabad. In its conception and presentation, it is truly international and we are looking forward to being part of a project that will revolutionise living spaces in the city and the country." L&T has constructed the landmark L&T Info City and Convention Centre in Hyderabad.


In PBEL City, 83 per cent of the land is open to sky with a natural lake in 35-plus acres adjoining the gated city. In addition to gardens, playing and recreation facilities, community and interaction centres for the families, PBEL City will also feature shopping and entertainment centres.

Despite the Telangana stir in the state, PBEL Pro perty, which has recently launched the second phase of its residential project Aurum, believes that this could be the best time for buyers to invest in real estate.


The township PBEL city is located near the outer ring road of Hyderabad, close to the Peer amcheruvu lake and heritage rocks. The highlights of the project are its serene location as well as easy access to the nearby multinational companies. The project has two towers and has 394 flats comprising two and three bedrooms. The size of these residential units ranges between 1,160 sq ft and 1,788 sq ft with a price of Rs 2,975 per sq ft.


PBEL is offering a pre-EMI deal: a consumer may not have to shell out money before possession. “Most of the infrastructure is already in place as the first phase of the project is complete. All major amenities such as departmental store, crèche, gymnasium, salon, swimming pool and ATM kiosks have been constructed. The second phase will be delivered in December 2013,” said Anand Reddy, executive director of PBEL Property Development.


Of the 363 flats built in first phase, around 80 per cent are now occupied, clientele is mostly IT industry executives. “Considering Hyderabad will continue to grow as a business hub, we anticipate that there will be huge demand for the residential property space,” Reddy added.


Meanwhile, the construction contract — for all the planned five phases — has been awarded to L&T. The company had phased out the delivery now, after the slowdown in the real estate market and the Telangana agitation. It would now deliver around 250 - 300 apartments every two years, rather than 1,000 apartments in one go.


PBEL Property is a joint venture between Israeli group Property and Building Corpo ration and Incor infrastructure from Hyderabad.
